How Much Does a Kitchen Remodel Cost in Brevard County?

What a kitchen remodel costs in Brevard County, from a refresh to a new layout, with local figures, sample budgets, permits and hurricane-season timing.

Last updated: Checked against official sources: 11 min readBy the Florida Renovation Guide editorial teamTopic: Kitchen & Bathroom Renovations

The short answer

  • Our Florida planning ranges put a kitchen refresh at about $10,000–$30,000, a mid-range remodel with new semi-custom cabinets at $30,000–$65,000, and a high-end kitchen or layout change at $65,000–$150,000 or more.
  • The only Melbourne kitchen figure we found, on a cost-guide page with no date we could find, is about $10,200–$38,900. The Cost vs. Value report puts a midrange major kitchen remodel at about $79,500 in Jacksonville (2024) and $83,500 in Miami (2025).
  • Brevard County issues building permits only in unincorporated areas. Melbourne, Palm Bay, Rockledge and other cities run their own building departments, and the $7,500 permit exemption never covers a kitchen's electrical, plumbing, gas or structural work.
  • In a flood zone, a high-end kitchen plus other work in the same project can reach the FEMA 50% rule, so check your zone and building value first.
  • Order cabinets before demolition starts and plan the schedule around hurricane season, which runs June 1 to November 30.
On this page

Plan on about $10,000–$30,000 for a kitchen refresh that keeps the cabinets and layout, $30,000–$65,000 for a mid-range remodel with new semi-custom cabinets and quartz or granite counters, and $65,000–$150,000 or more for a custom kitchen or a new layout, based on our Florida planning ranges. Cabinets, any change to the layout and what turns up behind the old cabinets move the number most.

This page covers what's specific to the Space Coast: the few published figures that exist, three worked budgets, and the permit, flood-zone, HOA and hurricane-season factors that change a Brevard kitchen budget. For what drives cabinet, countertop and layout costs statewide, see our Florida kitchen remodel cost guide.

Refresh (keep cabinets and layout, update surfaces)$10,000–$30,000per kitchenPainted or refaced cabinets, new countertops, backsplash, sink, faucet and lighting.
Mid-range full remodel$30,000–$65,000per kitchenNew semi-custom cabinets, quartz or granite counters, new lighting, mostly the same layout.
High-end or layout change$65,000–$150,000per kitchenCustom cabinetry, wall removal, relocated plumbing, premium appliances. Miami and coastal metros trend higher.
Estimates in US dollars, installed, typical of Florida pricing. Not a quote. Ranges reviewed October 26, 2026.

These are statewide planning ranges. We haven't found reliable, dated price data showing whether Melbourne, Palm Bay or the rest of Brevard runs above or below them, so use the full range for planning and let written quotes for your kitchen narrow it.

What each level usually means:

  • Refresh (low-cost). The cabinet boxes and layout stay. Doors are painted or refaced, and you get new countertops, a backsplash, a sink and faucet, and new lighting. Appliances may or may not be replaced.
  • Mid-range full remodel (standard). Everything comes out. New semi-custom cabinets, quartz or granite counters and new lighting go in, with the sink, range and refrigerator in roughly the same places.
  • High-end or layout change (premium). Custom cabinetry, a relocated sink or range, a removed wall, or premium appliances. Moving plumbing in a slab-on-grade home means cutting the concrete floor, and removing a wall may need an engineer. See load-bearing walls.

What published figures show for Brevard and Florida

Local kitchen price data is thin. Here's what we found, and how much weight each source deserves.

A Melbourne cost guide

One national cost-guide website's Melbourne page, which shows no date that we could find, puts kitchen remodeling in Melbourne at about $10,200–$38,900, depending on the size of the kitchen and how much is renovated. We couldn't see what it counts at each end of the range. It overlaps our refresh tier and the lower part of our mid-range tier. Treat it as a rough sense check, not a current local price.

Cost vs. Value: what a full remodel costs in Florida metros

The Cost vs. Value report, an annual industry survey of remodeling costs and resale value, prices the same defined projects in each market it covers. We didn't find a figure for Brevard. These are the two Florida results we found for its midrange major kitchen remodel:

MarketReport yearJob costEstimated resale valueShare of cost recouped
Jacksonville2024about $79,500about $32,10040.4%
Miami2025about $83,500about $40,70048.8%

How to read these:

  • They're for a complete remodel. An older edition of the report (2011–2012) described this project as updating an outmoded 200 sq. ft. kitchen with a functional layout of 30 linear feet of semi-custom wood cabinets. Check the current report's project description for the full scope, including the counters, appliances and flooring it assumes.
  • They sit above our mid-range tier, in the lower part of our high-end range. Compare them with quotes for a complete remodel with new appliances, not with a refresh.
  • Resale value is an estimate. The report's resale figures come from a survey, not from actual sales. Neither market came close to getting the full cost back, so plan a kitchen for how you'll use it, not as an investment.

Where the money goes

Cabinets are often the largest single line item. Our installed planning rates for cabinets and counters:

Common kitchen line items (installed)
ItemEstimated rangeWhat affects it
Stock cabinets$100–$300per lin. ft.Measured along the wall, base and upper cabinets together.
Semi-custom cabinets$150–$650per lin. ft.More sizes, finishes and storage options.
Custom cabinets$500–$1,200per lin. ft.Built to exact dimensions. High-end work can cost more.
Cabinet refacing$200–$750per lin. ft.New doors, drawer fronts and veneer on the existing boxes. National cost-guide figures; real wood veneer costs more than laminate.
Quartz or granite countertops$55–$130per sq. ft.A typical kitchen has 40 to 55 sq. ft. of counter. Premium slabs cost considerably more.
Estimates in US dollars, installed, typical of Florida pricing. Not a quote. Ranges reviewed October 26, 2026.

The rest of a kitchen budget is made up of:

  • Removal and disposal of the old cabinets, counters and flooring, including a dumpster.
  • Plumbing and electrical. Reconnecting the sink, dishwasher and disposal, plus any new circuits for an induction range, microwave, island or under-cabinet lighting.
  • Appliances, if they're in the contract. Some quotes leave them out, so ask.
  • Backsplash, drywall repair and paint.
  • Flooring, if the kitchen floor is replaced. See flooring installation costs, and for tile versus vinyl plank in a kitchen, the best flooring for Florida homes.
  • Permits, plans and the Notice of Commencement. Permit fees vary by building department, so check your county or city fee schedule. Layout changes and structural work also need drawings.

For cabinets in more depth, see kitchen cabinet replacement cost in Melbourne. For counters, compare quartz and granite.

Three example budgets

These scenarios are illustrations, not quotes. Each uses only the planning rates above, multiplied out at the low and high end, then rounded. Real prices depend on your kitchen's condition, the products you pick and the contractor.

Scenario 1: refresh with refaced cabinets

Assumptions: a smaller kitchen with 24 linear feet of cabinets in good condition, refaced rather than replaced; 40 sq. ft. of new quartz; same layout.

  • Refacing: 24 lin. ft. × $200–$750 = $4,800–$18,000
  • Quartz: 40 sq. ft. × $55–$130 = $2,200–$5,200
  • Cabinets and counters together: about $7,000–$23,000

The backsplash, sink, faucet, lighting and any appliances come on top. Our refresh tier of $10,000–$30,000 is a sensible budget for the whole job.

Scenario 2: mid-range remodel with semi-custom cabinets

Assumptions: 28 linear feet of new semi-custom cabinets; 48 sq. ft. of quartz or granite; 150 sq. ft. of old tile removed and replaced with porcelain tile, in a kitchen whose floor can be replaced on its own; the sink and range stay put.

  • Semi-custom cabinets: 28 lin. ft. × $150–$650 = $4,200–$18,200
  • Countertops: 48 sq. ft. × $55–$130 = $2,640–$6,240
  • Tile removal: 150 sq. ft. × $2–$7 = $300–$1,050
  • New porcelain tile: 150 sq. ft. × $7–$15 = $1,050–$2,250
  • Line items together: about $8,200–$27,500

Demolition, lighting and electrical work, plumbing hookups, drywall, paint, the backsplash, permits and appliances are on top. Budget for the whole project from our $30,000–$65,000 mid-range tier, not from the line-item total.

Scenario 3: layout change with custom cabinets

Assumptions: the sink moves to a new island; 35 linear feet of custom cabinets; 60 sq. ft. of counters including the island; 200 sq. ft. of old tile removed and replaced with porcelain.

  • Custom cabinets: 35 lin. ft. × $500–$1,200 = $17,500–$42,000
  • Countertops: 60 sq. ft. × $55–$130 = $3,300–$7,800
  • Tile removal: 200 sq. ft. × $2–$7 = $400–$1,400
  • New porcelain tile: 200 sq. ft. × $7–$15 = $1,400–$3,000
  • Line items together: about $22,500–$54,000

Moving the sink means new drain and supply lines, and in a slab home, cutting the floor. Add any wall removal and engineering, new circuits, lighting and premium appliances, and the whole project is likely to land in our high-end tier of $65,000–$150,000. If you're opening a wall, read removing a wall in Florida before you price it.

Local factors that change the price

Permits: county or city

Brevard County issues building permits only for the unincorporated parts of the county. Cities such as Melbourne, Palm Bay, West Melbourne, Rockledge, Titusville and Cocoa Beach run their own building departments, and a mailing address doesn't tell you which office is yours. Our kitchen remodel permit guide goes through which kitchen work needs a permit and how each Brevard office handles it, and the Brevard County permit guide lists the offices.

What affects the budget:

  • Plans and paperwork. In unincorporated Brevard, the county's Residential Renovation permit covers alterations that add no square footage, and the county gives an interior remodel as an example. Its listed documents include plans and an authorization for each subcontractor. Rockledge asks for a written, detailed narrative of the scope of work. If the layout changes, budget for drawings.
  • More than one permit. The county also has separate residential plumbing, mechanical and demolition permit types. Ask which ones your scope needs and what each costs.
  • Condos. Remodeling a single unit in a condo or other multi-family building in unincorporated Brevard goes through the county's separate Multi-Family Renovation permit.
  • Notice of Commencement. If the direct contract is over $5,000, a recorded Notice of Commencement has to be filed with the building department before the first inspection. Most permitted kitchen remodels pass that line.

The $7,500 exemption rarely fits a kitchen

Since July 1, 2026, Florida law lets owners ask in writing to skip the building permit for some single-family work under $7,500. It doesn't cover electrical, plumbing, mechanical, gas or structural work, or homes in a designated flood hazard area, and those trades are usually the parts of a kitchen that need a permit. Melbourne, for example, asks for a notarized request and a review fee and says work shouldn't start until the city approves the request in writing. We didn't find a Brevard County page on the exemption, so ask the county how it handles requests. See the $7,500 permit exemption.

Flood zones and the 50% rule

If you live on the barrier island, in Satellite Beach, Indian Harbour Beach, Indialantic or Melbourne Beach, or near the Indian River Lagoon, check your flood zone before you design a big kitchen. In a FEMA flood zone, when the cost of a project reaches 50% of the building's market value, the whole home generally has to meet current flood rules, which can mean elevating it. Brevard County's flood-zone permitting guidance says market value may be estimated from the building's tax-assessed value, not counting land, plus about 15–20%.

Illustration (assumed values): a building assessed at $160,000 would have an estimated market value of about $184,000–$192,000, so the 50% line falls at about $92,000–$96,000. A high-end kitchen alone could reach that line. A kitchen plus new bathrooms and other work in the same project is more likely to.

Cities have their own floodplain staff and may calculate differently, so ask your building department early. Our kitchen permit guide has more on the county's method, and our guide to the FEMA 50% rule covers the rest.

HOA and condo rules

In a planned community, a kitchen job can involve the HOA if it adds a range hood vent through an outside wall or the roof, changes a window, or puts a dumpster or storage container in the driveway. Since July 1, 2026, an HOA can't require a building permit before it reviews your application, so you can apply to both at once. In a condo, the association's rules on contractors, working hours and plumbing can add labor time, so get them before you ask for quotes. See HOA approval in Florida.

Hurricane season and long-lead items

The Atlantic hurricane season runs from June 1 to November 30. A kitchen is mostly indoor work, so weather matters less than it does for a roof. The real risk is a torn-out kitchen waiting on materials when a storm arrives, or crews who are busy with storm repairs afterward.

  • Order early. Cabinet lead times vary by line and supplier, so get a delivery estimate in writing. Countertops are templated after the cabinets are installed, so allow for both in the schedule.
  • Don't demolish too soon. Start demolition only when the cabinets are on site or have a firm delivery date.
  • Agree on a storm plan. Decide who secures the dumpster and loose materials, where boxed cabinets and appliances are stored, and how storm delays are handled in the contract. Our renovation contract checklist covers delay clauses.
  • Set up a temporary kitchen, and keep your hurricane supplies where you can reach them while the kitchen is torn out.

Licensed contractors

Brevard County says county code and state law require construction work, including remodeling, renovations and repairs, to be done by a licensed contractor, and that there's no handyman license in the county. Check any contractor at MyFloridaLicense.com and on Brevard County's Licensed Contractor Search, which lists a contractor only with a current active license, current general liability insurance, and workers' compensation insurance or an exemption. For who can do which part of a kitchen, see hiring a general contractor or individual trades.

Common mistakes

  • Comparing quotes with different scopes. One quote may include appliances, a new floor or a backsplash while another doesn't. See why contractor quotes differ.
  • Assuming no permit is needed. In unincorporated Brevard, the county's renovation permit lists interior remodels as an example, and plumbing or electrical changes generally need permits wherever you live.
  • Applying to the wrong office. Viera, Suntree and Merritt Island addresses aren't proof of who issues your permit. Confirm county or city first.
  • Skipping the flood zone check on a high-end or whole-house project.
  • Letting a contractor pull an owner-builder permit for work they're doing. That puts the legal responsibility on you. See owner-builder permits.
  • Counting on resale. The Cost vs. Value estimates for Jacksonville and Miami recoup only about 40% to 49% of the job cost.
  • No contingency. Old plumbing, damaged subfloor and wiring often show up when the cabinets come out. Keep a renovation contingency.

Next steps

  1. Find your permitting office and flood zone. Check whether your home is in unincorporated Brevard or inside a city, and look up your zone on the county's flood zone map or with your building department.
  2. Pick a level and set allowances. Decide between a refresh, a mid-range remodel or a layout change, and choose cabinets and counters or set allowances for them.
  3. Read your HOA or condo rules before you ask for quotes.
  4. Get written, line-item quotes that say whether appliances, flooring, permits and disposal are included.
  5. Check licenses and insurance at MyFloridaLicense.com and on the county's Licensed Contractor Search. Our guide to checking a contractor before hiring walks through it.
  6. Lock the schedule around delivery dates, not the calendar, and plan for hurricane season.

Frequently asked questions

How much does a kitchen remodel cost in Brevard County?

Our Florida planning ranges put a refresh that keeps the cabinets and layout at about $10,000–$30,000, a mid-range remodel with new semi-custom cabinets and stone counters at $30,000–$65,000, and a high-end kitchen or layout change at $65,000–$150,000 or more. One cost-guide page for Melbourne, with no date we could find, gives about $10,200–$38,900. Only written quotes for your kitchen can narrow the range.

Do I need a permit to remodel a kitchen in Brevard County?

It depends on the work and where you live. In unincorporated Brevard, the county's Residential Renovation permit covers alterations that add no square footage, and the county gives an interior remodel as an example. Inside Melbourne, Palm Bay or another city, the city issues the permit. New circuits, moved plumbing, gas work and wall removal generally need permits wherever you live.

Will I get my kitchen remodel money back when I sell?

Probably not all of it. The Cost vs. Value report estimates that a midrange major kitchen remodel recoups about 40% of its cost at resale in Jacksonville (2024) and about 49% in Miami (2025). Those are survey-based estimates, not sale data, so remodel mainly for your own use.

Is hurricane season a bad time for a kitchen remodel?

Not necessarily, because most of the work is indoors. The risk is the schedule. Order cabinets and other long-lead items early, don't start demolition until they're on site or have a firm delivery date, and agree with your contractor on a storm plan for the dumpster, stored materials and delays.
