How Much Does a Bathroom Remodel Cost in Melbourne, Florida?

Bathroom remodel prices in Melbourne and Brevard County, with Florida ranges, published local figures, slab plumbing costs, example budgets and permits.

Last updated: Checked against official sources: 11 min readBy the Florida Renovation Guide editorial teamTopic: Kitchen & Bathroom Renovations

The short answer

  • Our Florida planning ranges put a cosmetic refresh of a standard 5 × 8 ft hall bath at about $7,000–$15,000, a full remodel in the same layout at $15,000–$30,000, and a primary bath or higher-end remodel at $35,000–$65,000 or more.
  • The Melbourne figures we found are dated or unclear in scope. A February 2023 cost guide gives $6,500–$38,000. Orlando and Jacksonville figures from 2024 and 2025 fall inside our ranges.
  • Most Florida homes sit on a concrete slab, so moving a toilet or shower drain adds about $1,000–$5,000 per fixture in our ranges. Keeping fixtures where they are avoids that cost.
  • Our ranges don't include permit fees. Inside Melbourne city limits the city issues the permit, in unincorporated Brevard the county does, and beach towns such as Melbourne Beach and Indian Harbour Beach issue their own.
  • The $7,500 permit exemption rarely helps with a bathroom, because it excludes plumbing and electrical work and homes in a flood hazard area.
On this page

Plan on about $15,000–$30,000 for a full remodel of a standard hall bathroom in Melbourne that keeps the same layout. That's our Florida planning estimate, not a local quote. A cosmetic refresh can come in around $7,000–$15,000, and primary baths or higher-end remodels often reach $35,000–$65,000 or more. The few published Melbourne figures are dated or unclear in scope, but Orlando and Jacksonville figures from 2024 and 2025 land inside the same ranges.

What moves your price most is whether plumbing moves in the slab, how much tile and glass you choose, and what turns up behind the old tub. For statewide context, see our Florida bathroom remodel cost guide.

These are our statewide planning ranges for a standard 5 × 8 ft hall bathroom. Like all our ranges, they're installed prices for materials and labor. They generally don't include permit fees, condo or HOA application fees, sales tax charged separately, or repairs to damage found once the old tile comes off. How we estimate costs explains where they come from.

What each level usually means:

  • Cosmetic refresh (low cost). The tub, wall tile and layout stay if they're sound. You get a new vanity and top, toilet, faucets, lighting, mirror and paint, and possibly new floor tile.
  • Standard full remodel. The room is taken down to the studs or block. New waterproofing, tile, a tub or shower, a vanity and fixtures go in, in roughly the same layout.
  • Primary bath or higher-end remodel (premium). A large tiled shower, premium tile and fixtures, and often a changed layout. Luxury primary suites can cost more than the top of this range.

What published figures show for Melbourne and Florida

There's little recent, Melbourne-specific price data. Here's what we found, and how much weight each figure deserves.

An Orlando cabinet and remodeling retailerOrlando2026$15,000–$35,000A permitted, contractor-managed full remodel of a standard guest or hall bath

How to read them:

  • The February 2023 Melbourne range is wide enough to cover everything from a refresh to a high-end remodel, and it's more than three years old. Treat it as background, not a budget.
  • The second Melbourne page has a typical range that starts below our cosmetic refresh tier and ends near its low end. Because it may describe vanity work rather than whole bathrooms, don't use it to plan a full remodel.
  • Cost vs. Value is an annual industry report that compares average costs for a set of defined remodeling projects across U.S. markets. We couldn't confirm which market, if any, covers Brevard, so we've quoted Orlando and Jacksonville, the nearest Florida markets with bath figures we found. Orlando's 2024 midrange bath, about $24,000, sits near the middle of our standard full remodel range. The universal design project, about $39,000 in both cities, converts a standard bathroom into one with accessible features such as a shower, a wider doorway and grab bars, and falls in our higher-end range.
  • The Orlando retailer's 2026 range is a marketing estimate from a business that sells the work, and its scope definitions differ from the report's. It lines up closely with our standard range.

The same report estimates that Orlando's midrange bath remodel would recoup about 64% of its cost at resale. That's a survey estimate, not sales data, so don't count on a remodel paying for itself when you sell.

The Orlando and Jacksonville figures fall inside our Florida ranges, and the Melbourne figures overlap them, but none is a recent Melbourne quote. Use the ranges and the calculator below to set a budget, and written quotes for your own bathroom to finalize it.

Where the money goes

Common bathroom line items (installed)
ItemEstimated rangeWhat affects it
Tub-to-shower conversion$4,500–$12,000eachTiled walk-in shower in place of an alcove tub, including waterproofing and a new drain.
Frameless glass shower door or enclosure$1,000–$4,000eachA single door sits at the low end; fixed panels plus a door at the high end. Framed doors cost less.
Moving a toilet or shower drain$1,000–$5,000per fixtureMost Florida homes sit on a concrete slab, so new drain lines mean cutting and patching the floor.
Porcelain or ceramic floor tile$10–$20per sq. ft.Small rooms cost more per square foot because of cuts and setup.
Estimates in US dollars, installed, typical of Florida pricing. Not a quote. Ranges reviewed October 11, 2026.

A full remodel combines several trades. An itemized quote should show each of these lines:

  • Demolition and disposal. Removing the tub, tile, vanity and old wallboard, and hauling it away. This is when hidden water damage shows up.
  • Plumbing. A new shower valve, supply lines and drain connections. On a slab, moving a toilet or shower drain means saw-cutting and patching the floor, at about $1,000–$5,000 per fixture in our ranges.
  • Waterproofing and tile. A tiled shower needs a waterproofing system behind and under the tile, so ask each contractor to name the one they use. Floor tile runs about $10–$20 per sq. ft. installed, with small rooms at the higher end because of cuts and setup. Mosaics, large-format tile and floor-to-ceiling wall tile add labor. Our Florida flooring guide compares tile with vinyl plank for wet rooms.
  • Tub or shower. A new tub with a tiled surround, or a tiled walk-in shower. Replacing an alcove tub with a tiled shower runs about $4,500–$12,000 on its own.
  • Vanity, top, toilet and fixtures. These are often priced as allowances, so compare the allowance amounts as well as the totals.
  • Glass. A frameless door or enclosure adds about $1,000–$4,000, and framed doors cost less.
  • Electrical and ventilation. New circuits, outlets or a newly ducted exhaust fan. In Melbourne, electrical and mechanical work needs a permit even when the job is under $7,500.
  • Permits and paperwork. Permit fees aren't in our ranges. Inside Melbourne city limits, they come from the city's building permit fee schedule, effective August 7, 2026. On a direct contract over $5,000, Florida also requires a recorded Notice of Commencement before the first inspection. All three standard-size tiers start above that mark.

Example budgets for a Melbourne bathroom

These examples use only our Florida planning ranges. They're estimates, not quotes, and each one lists its assumptions. You can reproduce them with the calculator further down this page.

Hall bath refresh

Assumptions:

  • A standard 5 × 8 ft hall bath in a single-family home
  • The tub and wall tile stay, and no plumbing or wiring moves
  • A new vanity and top, toilet, faucets, lighting, mirror and paint
  • New porcelain floor tile on roughly 30 sq. ft. of floor outside the tub

Estimate: $7,000–$15,000, the cosmetic refresh range at standard size. The floor tile is a small share of that: 30 sq. ft. × $10–$20 per sq. ft. = $300–$600. If the tile around the tub turns out to be failing, the job can turn into a full remodel.

Standard full remodel with a toilet move

Assumptions:

  • The same 5 × 8 ft hall bath, gutted to the studs or block
  • A new tub with a tiled surround, waterproofing, floor tile, vanity and fixtures
  • The toilet moves to a new spot, so the slab is cut and patched for the new drain
  • A shower curtain rather than glass, and no hidden damage

Estimate: $16,000–$35,000. That's the standard full remodel range of $15,000–$30,000, plus $1,000–$5,000 for one fixture move. Set aside a contingency on top. At the common rule of thumb of 10% to 20%, that's about $1,600 (10% of $16,000) to $7,000 (20% of $35,000). See how much contingency to budget.

Tub-to-shower conversion

Assumptions:

  • An alcove tub is replaced by a tiled walk-in shower in the same footprint
  • The new shower drain goes in close to where the old tub drain was
  • A frameless glass door and fixed panel
  • The vanity, toilet and floor stay as they are

Estimate: $5,500–$16,000. That's the tub-to-shower range of $4,500–$12,000, plus $1,000–$4,000 for frameless glass. If the drain has to move to a different spot in the slab, budget another $1,000–$5,000. Our Melbourne tub-to-shower conversion cost guide has more worked examples.

Real quotes depend on your room's size and condition, what's behind the walls and the products you choose.

What pushes a Melbourne bathroom budget up

Fixture moves and what's under the floor

Most Florida homes are built on a concrete slab, with the drains running underneath. If you want a new layout, ask each contractor to price every fixture move as its own line, so you can see what the change really costs.

The bigger surprises are usually hidden. Water that has leaked past an old tub surround or shower pan can rot framing or damage block walls, and older homes may have cast-iron drain lines near the end of their life. Before you sign, ask how the contract prices repairs found once the walls and floor are open, and whether the plumber recommends a camera inspection of the old drain. See change orders and hidden damage.

Condo rules, beachside and on the mainland

In a condo, the association's rules can change both your scope and your schedule. Associations usually require approval before bathroom work, may limit working hours and contractors, and often control plumbing that connects to the building's risers, which can rule out moving a drain. Any application fee is extra to our ranges. In unincorporated Brevard, a single condo unit goes through the county's separate Multi-Family Renovation permit. Get approval in writing before you sign a contract or pay a deposit, and see HOA and condo approval in Florida.

Flood zones and the 50% rule

Check your flood zone before you plan a bathroom as part of a larger renovation on the barrier island or near the Indian River Lagoon. In a flood hazard area, when the cost of improvements equals or exceeds 50% of the building's market value before the work, the whole building generally has to meet current flood rules, and the whole project's cost counts, not just the bathroom. In unincorporated Brevard, the county's guidance says market value may be estimated from the building's tax-assessed value, excluding land, plus about 15% to 20%. Inside a city, ask its building department how it applies the rule. See the FEMA 50% rule.

Planning for grab bars

If you might want grab bars later, ask for blocking while the walls are open, as the National Association of Home Builders' aging-in-place checklist recommends. A fully accessible bathroom is a bigger job: the Cost vs. Value universal design project came to about $39,000 in Orlando (2024) and Jacksonville (2025). Walk-in shower vs. bathtub covers the design choices.

Permits and licensing that affect your budget

Your permit comes from whichever government covers your address, not the city named in your mailing address.

  • City of Melbourne. The Building Section takes applications through its EnerGov portal. The city says electrical, plumbing, mechanical, gas and structural work needs a permit even when the job is under $7,500.
  • Unincorporated Brevard, such as Viera, Suntree and Merritt Island. The county handles interior remodels with its Residential Renovation permit, and licensed contractors apply through its BASS system. The county also has separate residential plumbing permits, so ask whether your plumbing goes on the renovation permit or its own.
  • Beach towns and other cities. Melbourne Beach, Indian Harbour Beach, Palm Bay and West Melbourne issue their own permits. Satellite Beach's Community Development Department handles permits; ask it about the process. In Indialantic, ask town hall who reviews permits for your address.

Florida's $7,500 permit exemption, in effect since July 1, 2026, rarely helps with a bathroom. It excludes plumbing, electrical, mechanical, gas and structural work and homes in a designated flood hazard area, and every full remodel in our ranges costs more than $7,500 anyway. See the $7,500 permit exemption.

Brevard County says there's no handyman license in the county, and that a handyman can do only unregulated specialty work. Plumbing and electrical work needs licensed contractors, unless you do it yourself under Florida's owner-builder rules, so a quote that's low because a handyman is doing the plumbing isn't a saving. Check contractors on the state's MyFloridaLicense.com and on Brevard County's Licensed Contractor Search.

For each office's process, the county's document list and inspections, see our bathroom permit guide and Brevard County permit guide.

Pick the type of remodel and the room size, then add a slab plumbing move or frameless glass if they apply. The calculator also has a tub-to-shower conversion option, and a half-bath size for powder rooms.

Common mistakes to avoid

  • Budgeting from one published figure. The 2023 Melbourne range is wide enough to fit almost any bathroom, and the second Melbourne page may describe vanity work only.
  • Comparing quotes with different scopes. One quote may include a better waterproofing system, more tile or a glass enclosure that another leaves out. See why contractor quotes differ.
  • Leaving out a contingency. Damage behind an old tub is the usual surprise, and you won't see it until demolition.
  • Assuming the $7,500 exemption covers the job. It doesn't cover plumbing or electrical work.
  • Letting a handyman do plumbing or electrical work. In Brevard, that work needs a licensed contractor.
  • Signing before the condo association approves. Its rules can change your scope, schedule or contractor.

Next steps

  1. Set a budget range with the calculator above, and add a 10% to 20% contingency.
  2. Confirm who issues your permit, and check your flood zone if the bathroom is part of a bigger project.
  3. If you're in a condo or HOA community, get the association's requirements and approval in writing.
  4. Ask for itemized written quotes for the same scope. Each should list demolition, the waterproofing method, tile labor, plumbing, electrical, glass, the permit and how hidden damage will be priced.
  5. Check each contractor's license and insurance before you sign. Our guide to hiring a contractor in Melbourne walks through it.

Frequently asked questions

How much does a bathroom remodel cost in Melbourne, FL?

Our Florida planning ranges put a cosmetic refresh of a standard hall bath at about $7,000–$15,000 and a full remodel in the same layout at $15,000–$30,000. Primary baths and higher-end remodels often run $35,000–$65,000 or more. These are estimates, not quotes. Moving plumbing in the slab, frameless glass and hidden water damage push a job toward the top of its range, so get written quotes for your own bathroom.

Are there published bathroom remodel prices for Melbourne?

A few, but we found no dated 2025 or 2026 figure. One national cost-guide website's Melbourne page, dated February 2023, gives $6,500–$38,000 depending on size and scope. Another Melbourne page shows lower numbers, but its scope looks narrower than a full remodel. Industry figures for Orlando (2024) and Jacksonville (2025) fall inside our Florida ranges.

How much does changing the bathroom layout add?

In our Florida planning ranges, moving a toilet or shower drain adds about $1,000–$5,000 per fixture, because most Florida homes sit on a concrete slab that has to be cut and patched. For example, a standard full remodel with one toilet move comes to an estimated $16,000–$35,000, before contingency.

Are permit fees included in these prices?

No. Our ranges don't include permit fees, condo or HOA application fees, or sales tax charged separately. Inside Melbourne city limits, fees come from the city's building permit fee schedule, and in unincorporated Brevard the county issues the permit. On a direct contract over $5,000, Florida also requires a recorded Notice of Commencement before the first inspection.

How much contingency should I add to a bathroom remodel budget?

A common rule of thumb is 10% to 20% of the construction budget, toward the high end in older homes or when plumbing moves. For a standard remodel with a toilet move, estimated at $16,000–$35,000, that's about $1,600–$7,000. Hidden water damage behind an old tub or shower is the usual reason it gets used.

Do condo rules change the cost of a bathroom remodel?

They can. Condominium associations usually require approval before bathroom work, may limit working hours and contractors, and often control plumbing that connects to the building's risers, which can rule out moving a drain. Read your declaration and rules, and get approval in writing before you sign a contract.
