The short answer

  • A kitchen refresh that keeps the cabinets and layout typically costs about $10,000–$30,000 in Florida.
  • A mid-range full remodel with new semi-custom cabinets and stone counters usually runs $30,000–$65,000.
  • High-end kitchens and layout changes commonly cost $65,000–$150,000 or more, with Miami and coastal metros at the upper end.
  • Cabinets are usually the biggest single line item. Moving plumbing in a slab home and removing walls add the most uncertainty.

A kitchen remodel is usually the largest interior project a Florida homeowner takes on, and the spread of prices is wide. The difference between a $20,000 kitchen and a $90,000 one is mostly in cabinets, countertops, layout changes and how much of the house beyond the kitchen gets touched.

These ranges come from published Florida pricing for Tampa, Orlando, Jacksonville and Miami. Many guides put Miami and other coastal metros higher than Central Florida, so lean toward the upper half of each range in South Florida. As a quick example, 30 linear feet of semi-custom cabinets might cost about $4,500–$19,500, and 50 sq. ft. of quartz about $2,800–$6,500. Islands, tall pantry cabinets and premium hardware push cabinet budgets up quickly. What drives the price

  • Layout changes. Moving the sink, dishwasher or range in a slab-on-grade home means cutting the slab for drains and, for gas ranges, running new gas line. Keeping the layout is the biggest single way to save.
  • Removing walls. Opening the kitchen to the family room is popular, but many interior walls in Florida homes carry roof loads, and concrete block walls are a bigger job again. See our guide to load-bearing walls.
  • Electrical upgrades. New appliances, under-cabinet lighting and code-required outlets often mean new circuits and sometimes a panel upgrade.
  • Flooring. If the kitchen floor is tile that runs through the house, replacing it in the kitchen alone can be tricky to match. See flooring costs.
  • Finishes and appliances. Premium appliance packages can cost as much as the cabinets.
  • Condo or HOA rules. Condos often restrict hours, deliveries and plumbing changes.

Permits

Replacing cabinets and countertops in place often doesn't need a permit, but new circuits, plumbing changes, gas work, wall removal and window changes do. Our kitchen remodel permit guide explains where the line usually falls, and removing a wall in Florida covers structural changes.

Who should do the work?

A kitchen involves several trades: demolition, carpentry, plumbing, electrical, drywall, tile, countertops and paint. A general, building or residential contractor coordinates them and subcontracts the licensed trades. Some homeowners manage the trades themselves. See hiring a general contractor or individual trades for the trade-offs.

Getting comparable quotes

Pick your cabinet line and countertop material (or set allowances) before collecting quotes, so every contractor prices the same kitchen. Ask for line items for demolition, cabinets, countertops, backsplash, plumbing, electrical, drywall and paint, flooring, permits and cleanup, and ask what's excluded. Keep a contingency for what's behind the walls.

Frequently asked questions

What's the biggest cost in a kitchen remodel?

Cabinets, usually. Semi-custom cabinets for a typical kitchen often cost several thousand dollars more than stock cabinets, and custom cabinetry more again. Countertops, appliances and labor follow.

Do kitchen remodel prices include appliances?

Often not. Many contractors quote the construction and let you buy appliances separately, and appliance prices vary enormously. Ask each contractor whether appliances are in their number.

How long does a kitchen remodel take?

Plan on several weeks to a few months, depending on scope. Cabinet and countertop lead times are often the deciding factor; countertops are templated after the cabinets are installed.

Do I pay sales tax on cabinets and counters?

It depends on how the contract is written. In a lump-sum contract the contractor pays the tax on materials and includes it in the price. If items are sold to you separately with an installation charge, sales tax is usually added to the items.
