How Much Does a Roof Replacement Cost in Florida? (2026 Prices)

What a new roof costs in Florida per square foot and in total, for shingle, metal and tile, plus decking, wind-code upgrades and worked examples.

Last updated: 4 min readBy the Florida Renovation Guide editorial teamTopic: Exterior Home Improvements

The short answer

  • Most Florida shingle reroofs cost roughly $4.50–$8 per square foot of roof, installed. Metal runs about $7–$20 and tile about $9–$21.
  • A typical one-story home with a 2,000 sq. ft. footprint has about 2,500 sq. ft. of roof, which puts an architectural shingle roof around $12,000–$21,500 with some decking replacement.
  • Florida's code adds work at reroof time, including a secondary water barrier, and roof-to-wall connection upgrades on some higher-value homes near the coast.
  • Rotten decking is the most common surprise. Make sure your contract states a price per sheet.

A new roof is one of the biggest checks most Florida homeowners will ever write, and it's often not optional: insurers look hard at roof age and condition, and a storm can force the decision. This guide breaks the price into the parts roofers actually quote, so you can set a realistic budget and compare bids line by line.

Roof replacement cost per square foot in Florida

Roofers measure roofs in "squares" of 100 square feet. A 2,500 sq. ft. roof is 25 squares. Quotes are usually based on the roof's surface area, which is larger than your home's footprint because of the slope and the overhangs.

Installed roof replacement cost by material (per sq. ft. of roof area; tear-off of one layer, underlayment, secondary water barrier and standard flashing included)
ItemEstimated rangeWhat affects it
Architectural asphalt shingles$4.50–$8per sq. ft.The most common Florida reroof. A 2,000 sq. ft. roof usually lands around $9,000–$16,000.
Impact-rated (Class 4) shingles$6–$11per sq. ft.Thicker, tougher shingles. Ask your insurer whether they change your premium before paying extra.
Metal, exposed-fastener panels (such as 5V crimp)$7–$14per sq. ft.The lower-cost metal option. Exposed screws and washers need checking over the years.
Metal, standing seam$10–$20per sq. ft.Concealed fasteners and a long service life. Popular on coastal homes.
Concrete tile$9–$16per sq. ft.Heavy. The roof framing must be able to carry it, which matters when switching from shingles.
Clay tile$12–$21per sq. ft.Premium look and lifespan. Repairs need matching tiles, so keep some spares.
Estimates in US dollars, installed, typical of Florida pricing. Not a quote. Ranges reviewed October 11, 2026.

The ranges include removing one layer of old roofing, new underlayment, the secondary water barrier Florida requires at reroof, standard flashing and cleanup. They don't include structural repairs, gutters, skylights or removing and reinstalling solar panels.

These examples use the same ranges as our roof replacement calculator, assuming a typical 5-in-12 to 7-in-12 pitch and a simple hip or gable roof. They show how the pieces add up; they aren't a prediction of your quote.

What drives the price

Material gets most of the attention, but these factors often matter as much:

  • Roof size and pitch. A steeper roof has more surface, needs more safety equipment and goes slower. Many valleys, dormers and roof levels add labor and waste.
  • Decking. Plywood or plank decking that's rotted, delaminated or damaged has to be replaced before the new roof goes on. Nobody knows how much until the old roof is off, so contracts usually set a price per sheet. Florida estimates commonly run from about $50 to $130 per sheet.
  • Code work at reroof. Florida requires a secondary water barrier when you reroof, and deck nailing that meets current code. In the wind-borne debris region, older site-built single-family homes (generally permitted before March 2002) with an insured value (or, if uninsured, a just value) of $300,000 or more also need roof-to-wall connections strengthened at reroof, limited by cost to work that fits within 15% of the reroof cost. Your roofer and building department will tell you whether this applies.
  • Hurricane zone products. In Miami-Dade and Broward, the High-Velocity Hurricane Zone, roofing products must carry approvals for that zone. Expect pricing at the upper end of the ranges there.
  • Switching materials. Tile is far heavier than shingles. Moving from shingles to tile can require an engineer to confirm the roof framing can carry it, and sometimes structural upgrades.
  • Access and disposal. Tight lots, pool cages, landscaping and multiple layers of old roofing all add time and dumpster loads.

Shingle, metal or tile?

Architectural shingles are the most common choice because they cost least upfront. Metal and tile cost more but typically last longer, and the right choice depends on your budget, your home's structure, your HOA and how long you plan to stay. We compare them in the best roofing materials for Florida homes. Near the ocean, see salt-air corrosion on Space Coast homes for what to check on metal roofs and roof edge metal.

Permits, the 25% rule and your insurer

A full roof replacement needs a building permit, with inspections during the job and at the end. If you're replacing only part of a roof, Florida's 25% rule may come into play. Our roof permit guide explains the rule and the 2022 change for roofs built to the 2007 code or later.

Roof age matters to insurers. Florida law stops insurers from refusing to issue or renew a homeowner's policy solely because a roof is less than 15 years old, and, for older roofs, bars refusal or non-renewal based on age alone if an authorized inspection finds at least five years of useful life left. On an older home, the roof is also one of the four systems a four-point insurance inspection covers; see renovating an older Florida home. A new roof can also earn wind mitigation credits; see our wind mitigation inspection guide. If an insurance claim is paying for the roof, read roof insurance claims in Florida before you sign anything.

How to get an accurate roof quote

Ask every roofer to quote the same scope, in writing, with these items listed:

  1. Roof area in squares, the number of layers being removed and the disposal plan.
  2. The exact roofing product, underlayment and secondary water barrier method.
  3. The price per sheet for replacement decking and any per-foot price for fascia or trim wood.
  4. Flashing, drip edge, vents and pipe boots: new or reused.
  5. The permit, inspections and who records the Notice of Commencement.
  6. The manufacturer's warranty and the roofer's own workmanship warranty, in years.

Check the roofer's license before you sign. Roofing in Florida requires a certified or registered roofing contractor, or a general, building or residential contractor who subcontracts the roofing to one, unless you qualify to do the work yourself as an owner-builder. Our guide to checking a contractor's license shows how.

Frequently asked questions

How long does a roof replacement take in Florida?

The tear-off and installation of a typical shingle roof often takes a few days once the permit and materials are ready. Tile and metal take longer. The permit, the material order and the weather usually take more time than the work itself, especially after a hurricane when roofers are busy.

Do I pay sales tax on a new roof?

Most roofs are sold as lump-sum contracts, where the roofer pays Florida sales tax on the materials and builds it into the price, so you won't usually see a separate tax line. The ranges on this page assume that.

Can I replace only part of my roof?

Sometimes. Florida's rules on partial reroofing depend on how much of the roof is involved and when the existing roof was installed. Our roof permit guide explains the 25% rule and the 2022 change for newer roofs.

Will a new roof lower my insurance?

It can. A new roof often improves what a wind mitigation inspection can credit, such as roof covering, deck attachment and secondary water resistance. Ask your insurance agent which features earn discounts before you choose materials.
