The short answer

  • Statewide planning ranges put architectural shingle reroofs at about $4.50–$8 per square foot of roof, metal at about $7–$20 and tile at about $9–$21, installed.
  • Published estimates from roofers serving the Daytona area vary widely, so treat them as rough benchmarks and compare written quotes for the same scope.
  • Volusia County inspects reroofs at the sheathing, underlayment and final stages, and cities such as Ormond Beach and New Smyrna Beach add their own paperwork.
  • Rotten decking, code upgrades at reroof time and post-storm demand are the main reasons local quotes climb.
  • A permitted new roof can improve the credits a wind mitigation inspection documents, so ask your insurer before choosing materials.

A new roof in the Daytona Beach area is priced the same way as anywhere in Florida: by the square foot of roof, the material, the condition of the decking underneath and the code work required at reroof. What's local is who issues your permit, how the inspections run and how much coastal exposure and storm demand push the price.

Roof replacement cost by material

These are our statewide planning ranges, per square foot of roof area (not floor area). Roofers count in "squares" of 100 sq. ft., and a roof is larger than the home's footprint because of slope and overhangs.

Installed roof replacement cost by material (per sq. ft. of roof area; tear-off of one layer, underlayment, secondary water barrier and standard flashing included)
ItemEstimated rangeWhat affects it
Architectural asphalt shingles$4.50–$8per sq. ft.The most common Florida reroof. A 2,000 sq. ft. roof usually lands around $9,000–$16,000.
Impact-rated (Class 4) shingles$6–$11per sq. ft.Thicker, tougher shingles. Ask your insurer whether they change your premium before paying extra.
Metal, exposed-fastener panels (such as 5V crimp)$7–$14per sq. ft.The lower-cost metal option. Exposed screws and washers need checking over the years.
Metal, standing seam$10–$20per sq. ft.Concealed fasteners and a long service life. Popular on coastal homes.
Concrete tile$9–$16per sq. ft.Heavy. The roof framing must be able to carry it, which matters when switching from shingles.
Clay tile$12–$21per sq. ft.Premium look and lifespan. Repairs need matching tiles, so keep some spares.

Decking is the most common surprise. Nobody knows how many sheets are rotten until the old roof is off, so your contract should state a price per sheet.

What local roofers publish

A few roofing companies serving Volusia County publish their own estimates. They are marketing estimates, not quotes, and they don't agree with each other:

  • One Northeast Florida roofing company's 2025 cost article, covering Jacksonville, Palm Coast and Daytona, puts an asphalt shingle roof on an average-sized home at about $7,000–$15,000, and a metal roof at about $10,000–$25,000 or more.
  • A New Smyrna Beach roofer's cost page, based on its 2023 price list, puts architectural shingles at about $11,200–$17,100 for a typical three- to four-bedroom home, and screw-down metal at about $16,500–$31,700.
  • A national home-improvement site's 2026 Florida cost page lists Daytona Beach, alongside Orlando and Melbourne, at about $24,000–$31,000 for a roof replacement.

The spread shows why a single "average cost" isn't much use. Each source assumes a different roof size, material and scope, and none of them has seen your roof. The local shingle figures overlap with our statewide range, but use them only as a sanity check on written quotes.

What drives the price in Volusia County

  • Wind-borne debris region. The Florida Building Code's wind-borne debris region covers areas within one mile of the coastal mean high-water line where an Exposure D condition (open water upwind) exists and the design wind speed is 130 mph or more (2023 Florida Building Code), and anywhere the design speed is 140 mph or more. Volusia County publishes wind speed maps for checking a parcel. Whether your home is inside the region decides whether the next point applies, so ask your roofer and building department.
  • Roof-to-wall upgrades. In the wind-borne debris region, a site-built single-family home permitted before the Florida Building Code (generally before March 2002) with an insured value (or, if uninsured, a just value) of $300,000 or more needs its roof-to-wall connections strengthened at reroof, limited to work within 15% of the reroof cost. That can add to quotes for older beachside homes.
  • Decking condition. Older roofs, past leaks and storm damage mean more replacement sheets.
  • Storm demand. Volusia County was hit by Hurricanes Ian and Nicole in 2022 and Milton in 2024. After a storm, roofers get busy, wait times stretch and quotes tend to firm up. Door-to-door repair scams also follow storms, so be wary of anyone who shows up uninvited.
  • Material changes. Moving from shingles to tile adds weight and may need an engineer's review of the framing. See the best roofing materials for Florida.
  • HOA rules. Many communities restrict roof material and color. Get HOA approval in writing before you sign.

Roof permits and inspections in Volusia

Who issues your permit depends on where you live. The county handles unincorporated areas, while Daytona Beach, Ormond Beach, Port Orange, New Smyrna Beach and most other cities have their own building departments. Our Volusia County permit guide lists each office and its portal.

A few local details affect reroofs:

  • Volusia County lists three reroof inspections: sheathing (deck nailing), underlayment and final, with a roofing affidavit required before the final. Since January 1, 2025, a reroof finished without inspections needs a site visit by the contractor and an architect or engineer, who can have the roof opened to check the work.
  • New Smyrna Beach has required a residential roofing worksheet with every reroof permit since April 1, 2023.
  • Ormond Beach asks for a notarized permit application affidavit with every permit.

Since July 1, 2026, state law has required local building departments to issue certain permits, including roofing, within 5 business days for work under $15,000 on an existing single-family home when the local plans reviewer is used. The clock starts with a complete application; see building permits in Florida. For how Florida's 25% rule and the 2022 change for newer roofs work, read our Florida roof permit guide. If the contract is over $5,000, a recorded Notice of Commencement is needed before the first inspection.

Insurance and wind mitigation

A permitted reroof brings a secondary water barrier and current deck nailing, which a wind mitigation inspection can document for insurance discounts. Keep the permit, the product approval numbers and the final inspection record; your insurer and a future buyer may ask for them. If a storm claim is paying for the roof, read roof insurance claims in Florida before you sign a contract.

When to schedule

The Atlantic hurricane season runs from June 1 to November 30. If your roof is near the end of its life, getting quotes, HOA approval and the permit lined up in late winter or spring leaves time for the work before the busiest part of the season. Our guide to the best time to renovate in Florida covers seasonal timing.

Estimate your own roof

The calculator uses the same statewide ranges as the tables above. Enter your home's footprint, roof pitch and material.

Roof replacement cost calculator

Use the footprint of everything under the roof, including the garage and covered porches.

sq. ft.

For a one-story home, roughly the living area plus the garage. A two-story home's footprint is smaller than its living area.

Steeper roofs have more surface area. The calculator adds a typical overhang.

Before you sign

Ask every roofer to quote the same scope in writing: roof area, layers removed, the exact product and its Florida product approval number, the underlayment and secondary water barrier method, the per-sheet decking price, and who pulls the permit and schedules inspections. Check the roofer's state license at MyFloridaLicense.com; Volusia County no longer issues local specialty licenses, so the state license is what counts. Our statewide roof cost guide and contractor checklist cover the rest.

Frequently asked questions

How much does a new shingle roof cost in Daytona Beach?

Our statewide planning range for architectural shingles is about $4.50–$8 per square foot of roof area, installed. Published estimates from roofers serving the area range from about $7,000–$15,000 to $11,200–$17,100 for a typical home, depending on the source and year. Your quote depends on roof size, pitch, decking and code work.

Do I need a permit to replace my roof in Volusia County?

Yes. A reroof needs a building permit from the county for unincorporated areas, or from your city's building department if you live in Daytona Beach, Ormond Beach, Port Orange, New Smyrna Beach or another city with its own department. Expect inspections during the job and a final inspection.

Are roofs more expensive near the beach?

Often a little. Homes within a mile of the coast may be in the wind-borne debris region, where older higher-value homes can need roof-to-wall connection upgrades at reroof. Beachside access, parking and wind exposure can also add cost. Ask each roofer to list any code upgrades separately.

Will a new roof lower my homeowners insurance?

It can. A permitted new roof often improves what a wind mitigation inspection can credit, such as roof covering, deck attachment and secondary water resistance. Ask your agent which features earn discounts before you pick materials.
