The Best Time of Year to Renovate in Florida

When to schedule roofs, windows, painting, pavers and interior remodels in Florida, around the rainy season, hurricane season, holidays and contractor demand.

The short answer

  • Florida's drier months, roughly late fall through spring, are easiest for roofs, exterior painting, pavers and other outdoor work.
  • Hurricane season runs from June 1 to November 30. Summer brings frequent afternoon storms, and a major storm can delay projects across a region.
  • Interior remodels can happen year-round, but long-lead items like impact windows and cabinets should be ordered early.
  • The best time to start planning is months before you want work to begin.

In most states, the best time to renovate depends on winter. In Florida, it depends on rain and hurricanes. Here's how to time different projects.

Florida's seasons, from a contractor's point of view

  • Late fall through spring is generally drier, with lower humidity. It's the easiest time for roofing, exterior painting, pavers, fences, screen enclosures and other outdoor work. It's also busy, including with seasonal residents who want work done while they're here.
  • Summer brings heat and frequent afternoon thunderstorms in much of the state. Outdoor work starts early and stops when storms roll in.
  • Hurricane season runs from June 1 to November 30. A storm anywhere nearby can stop work for days, and a major hurricane can tie up contractors and building departments for months.

Timing by project

ProjectBest timing
Roof replacementPlan for the drier months, and ideally finish before hurricane season if the roof is failing
Impact windows and shuttersOrder early so they're installed before peak hurricane season
Exterior paintingDrier months, when rain and humidity interrupt less
Pavers, decks and fencesDrier months for excavation and base work
Screen enclosuresYear-round, but check lead times and avoid post-storm backlogs
Kitchens and bathroomsYear-round; order cabinets, tile and glass early
AdditionsStart design months ahead; aim to have the roof on before hurricane season

Planning backward from your target date

  1. Months ahead: decide on scope, get quotes and check licenses.
  2. Next: apply for HOA approval and permits; order long-lead products.
  3. Then: schedule the work for the season that suits it.

Grants and programs

State programs such as My Safe Florida Home, which has offered grants for hurricane hardening, open and close funding rounds. If you're counting on a grant, check the program's official website early and follow its rules about when work can start.

A note on post-storm timing

After a hurricane, prices and wait times can rise and unlicensed operators appear. If your project isn't urgent, it can make sense to wait for the rush to pass. If it is urgent, make temporary repairs and follow our storm repair guide.

Frequently asked questions

Should I replace my roof before hurricane season?

If your roof is near the end of its life, getting it done before June 1 reduces the risk of storm damage and avoids the post-storm rush. Plan ahead, because spring is busy for roofers.

Is summer a bad time to paint the outside of my house?

It's harder, because afternoon storms and high humidity can interrupt work and affect drying. Experienced painters schedule around the weather. The drier months are easier.

When should I order impact windows?

Order well before you need them. Manufacturing and permits can take weeks, and demand tends to rise as hurricane season approaches and after storms.
