Project Costs
What exterior stucco painting and interior painting cost in Florida, per square foot and by home size, plus prep, HOA color approval and examples.
Florida is hard on paint. Intense sun fades it, rain and humidity grow mildew on it, and stucco cracks let water behind it. A good paint job here is mostly good preparation, and that's where quotes differ most.
Most Florida homes are concrete block with a stucco finish. Painters price by the area of wall being painted, or as a total for the house.
| Item | Estimated range | What affects it |
|---|---|---|
| Stucco or block walls | $1.50–$4.50per sq. ft. of wall | Measured on the painted wall area, not the floor area. |
| Home up to about 2,000 sq. ft. | $3,500–$7,000per home | One-story homes with simple trim sit at the low end. |
| Home over 2,000 sq. ft. | $5,000–$9,000per home | Two-story walls, lots of trim and elastomeric coatings push costs up. |
The ranges include pressure washing, mildew treatment, typical crack repair, priming where needed and two coats. Extensive stucco repair, rotted fascia or trim replacement, and elastomeric coatings cost extra. For published Melbourne and Brevard County prices, see exterior painting costs in Melbourne; for crack and water-damage repairs, see stucco repair costs in Brevard County.
| Item | Estimated range | What affects it |
|---|---|---|
| Typical room | $350–$1,200per room | Bedrooms at the low end; large living areas and high ceilings at the high end. |
| Trim, baseboards and door casings | $0.60–$2per lin. ft. | Often priced separately from walls. |
For a whole home, painters often quote by floor area. Our calculator uses these planning rates per square foot of floor:
| Scope | Per sq. ft. of floor area |
|---|---|
| Walls only | $1.50–$3.00 |
| Walls and ceilings | $2.00–$4.00 |
| Walls, ceilings, trim and doors | $2.75–$5.00 |
These examples use our painting calculator.
| Project | What's included | Estimated range |

| Exterior, smaller home | Up to about 2,000 sq. ft., good condition | $3,500–$7,000 |
| Exterior, larger home | Over 2,000 sq. ft., some repairs or a big color change | $5,800–$10,500 |
| Interior walls only | 1,500 sq. ft. home | $2,300–$4,500 |
| Interior walls and ceilings | 2,000 sq. ft. home | $4,000–$8,000 |
| Full interior | 2,000 sq. ft. home, walls, ceilings, trim and doors | $5,500–$10,000 |

Painting in Florida is easiest in the drier months, when afternoon storms are less likely to wash out fresh paint. See the best time of year to renovate in Florida. In HOA communities, exterior colors usually need approval first, sometimes from a pre-approved palette; see our HOA approval guide.
Painting doesn't require a state license in Florida, and local governments generally can't require one either. That makes insurance and references the key checks: ask for a certificate of general liability insurance, proof of workers' compensation or an exemption, and recent jobs you can drive by. If your home was built before 1978, hire a firm that's certified under the EPA's lead-safe rule. Compare written quotes that spell out the prep, the products, the number of coats and the warranty; see should you get three quotes?.
It depends on sun exposure, paint quality, coastal salt and how well the surface was prepared. Fading, chalking, mildew and stucco cracks are signs it's time. Many HOAs also have their own maintenance standards.
Florida doesn't issue a state license for painting, and local governments generally can no longer require one. Check insurance, references and past work instead.
It's a thick, flexible coating that can bridge hairline cracks in stucco and resist water. It costs more and isn't right for every wall, so ask your painter whether it suits your home.
Yes, if there's a chance of lead-based paint. Paid contractors who disturb painted surfaces in pre-1978 homes must be certified under the EPA's Renovation, Repair and Painting rule and follow lead-safe work practices, unless the work stays within the rule's small-area limits (window replacement is always covered) or testing shows no lead-based paint.
