Project Costs
How much does a new roof cost in Florida?
What a new roof costs in Florida per square foot and in total, for shingle, metal and tile, plus decking, wind-code upgrades and worked examples.
Project Costs
What a new roof costs in Melbourne, Palm Bay and the rest of Brevard County, with example budgets by material, coastal metal advice and local permits.
Using our Florida planning ranges, a new architectural shingle roof on a one-story Brevard home with 2,000 sq. ft. under the roof (about 2,500 sq. ft. of roof surface) comes to roughly $11,500–$21,000, including a small allowance for rotted decking. Metal or tile costs more: about $18,000–$56,000 in our examples, depending on the system, the roof's shape and the home's size. Two Brevard roofing companies' 2026 guides publish shingle prices that fall within our range, and your permit comes from the county only if you live outside city limits.
Roofers price by the square, which is 100 sq. ft. of roof surface. Your roof is larger than your home's footprint because of the slope and the overhangs, so a one-story home with 2,000 sq. ft. under the roof, garage included, has about 2,500 sq. ft. of roof at a typical slope.
| Item | Estimated range | What affects it |
|---|---|---|
| Architectural asphalt shingles | $4.50–$8per sq. ft. | The most common Florida reroof. A 2,000 sq. ft. roof usually lands around $9,000–$16,000. |
| Impact-rated (Class 4) shingles | $6–$11per sq. ft. | Thicker, tougher shingles. Ask your insurer whether they change your premium before paying extra. |
| Metal, exposed-fastener panels (such as 5V crimp) | $7–$14per sq. ft. | The lower-cost metal option. Exposed screws and washers need checking over the years. |
| Metal, standing seam | $10–$20per sq. ft. | Concealed fasteners and a long service life. Popular on coastal homes. |
| Concrete tile | $9–$16per sq. ft. | Heavy. The roof framing must be able to carry it, which matters when switching from shingles. |
| Clay tile | $12–$21per sq. ft. | Premium look and lifespan. Repairs need matching tiles, so keep some spares. |
These are our statewide planning ranges, not a survey of Brevard prices. Each includes tearing off one layer of old roofing, new underlayment, the secondary water barrier Florida requires at reroof and standard flashing. They don't include rotted decking (priced below), structural repairs, gutters, skylights, removing and reinstalling solar panels, permit fees, HOA fees or sales tax charged separately. See how we estimate costs.
Brevard isn't in the High-Velocity Hurricane Zone, which covers only Miami-Dade and Broward, so our statewide guide's note that HVHZ jobs price toward the top of the ranges doesn't apply here. Roofing products still need a Florida product approval that covers your home's design pressures; see hurricane codes and product approval.
Some Brevard roofing companies publish their own price guides. Two 2026 examples:
Both guides' shingle figures fall within our $4.50–$8 range, and both start standing seam below our $10 low end and stop well short of our $20 high end. At our rates, 2,000 sq. ft. of roof in architectural shingles comes to $9,000–$16,000, against the first guide's $9,000–$13,000. These are published estimates from businesses that sell roofs, not quotes, and they don't say exactly what's included. Use them as a sense check, and judge any quote by its written scope.
The material sets the price tier, but the details under it are why two quotes for the "same" roof can differ.
Architectural shingles with a Florida product approval ($4.50–$8 per sq. ft.) are the most common Florida reroof and the starting point for most budgets. The rate covers one layer torn off, the secondary water barrier and standard flashing. Deck nailing to current code is required at reroof but isn't listed separately in our ranges, so confirm it's in the base price, along with a per-sheet price for decking.
Impact-rated (Class 4) shingles ($6–$11) are thicker and tougher; ask your insurer whether they change your premium before you pay extra. Exposed-fastener panels such as 5V crimp ($7–$14) are the lower-cost metal option, but the screws and washers need checking over the years, and near salt water their material matters (see below).
Standing seam ($10–$20) has concealed fasteners and is popular on coastal homes; near the water, the panel metal, coating and fasteners should match what the warranty allows at your address. Concrete tile ($9–$16) is heavy, so if you're switching from shingles, an engineer may need to confirm the framing can carry it. Clay tile ($12–$21) is the premium look, and repairs need matching tiles, so keep some spares.
Roof shape matters at every level. Our calculator adds 10% for a roof with a few valleys, dormers or levels and 25% for one with many. Compare the materials in more depth in the best roofing materials for Florida.
| Part of the job | In our per-sq.-ft. ranges? | What to check in a quote |
|---|---|---|
| Tear-off and disposal | Yes, one layer | How many layers are coming off. Extra layers add time and dumpster loads. |
| Underlayment and secondary water barrier | Yes | Which product, and which method, such as self-adhering tape over the deck seams or a fully adhered underlayment |
| Flashing | Standard flashing | Whether flashing, vents and pipe boots are new or reused |
| Deck re-nailing to current code | Not listed separately; required at reroof | That it's in the base price |
| Roof decking (plywood sheathing) | No | The price per 4 × 8 ft sheet and how many sheets the base price includes |
| Roof-to-wall connection upgrades | No | Whether your home must have them (see below) |
| Permit and Notice of Commencement | No | Who pulls the permit, who records the notice and whether fees are in the price |
| Gutters, skylights, solar panels, fascia and soffit wood | No | Separate line items |
We don't have reliable separate figures for tear-off, underlayment or flashing, so our ranges bundle them. Decking, permits and roof-to-wall work are the items most likely to add to a Brevard base price.
Decking is the line item that changes most once the old roof comes off.
| Item | Estimated range | What affects it |
|---|---|---|
| Replacing rotted or damaged roof decking | $50–$130per sheet | Priced per 4 × 8 ft sheet of plywood. Usually unknown until the old roof is off, so your contract should state the per-sheet price. |
Each extra 10 sheets adds $500–$1,300 at those rates. Brevard building departments look closely at the deck before it's covered. The county's reroof permit asks for a supplemental fastener affidavit. Palm Bay's single-family re-roof procedure has the contractor upload photos of the sheathing with a signed affidavit before covering it. West Melbourne asks for a roof nail affidavit and allows no shingles before the dry-in inspection. Make sure your contract states the per-sheet price and how many sheets the base price includes, so the final bill doesn't surprise you.
Permit fees differ by office. West Melbourne's fee schedule lists $110 for a residential re-roof permit, set by Resolution 2026-04, and Melbourne sets its fees in a building permit fee schedule effective August 7, 2026. We didn't find reroof fees for unincorporated Brevard or the other cities, so ask your roofer whether the permit is in the price. Every full reroof in our examples is over $5,000, so each also needs a recorded Notice of Commencement before the first inspection.
In the wind-borne debris region, a site-built single-family home that wasn't permitted under the Florida Building Code (generally permitted before March 2002) and has an insured value of $300,000 or more (or a just value of that much, if uninsured) needs its roof-to-wall connections strengthened at reroof. The requirement has a cost limit measured against 15% of the reroof cost. On an $11,500 reroof, 15% is $1,725; on a $21,000 reroof, it's $3,150. We couldn't confirm which Brevard addresses fall inside the debris region, so ask your building department or roofer whether this applies to your home and how the cost limit works on your job, and ask for the work as its own line item.
Our roof calculator turns a footprint into roof area with a pitch factor that also allows for typical overhangs. Here's what that does to the same 2,000 sq. ft. footprint with a simple hip or gable roof in architectural shingles, before any decking:
| Roof slope | Pitch factor | Roof area | Architectural shingles (estimate) |
|---|---|---|---|
| Low slope (up to about 4 in 12) | 1.15 | 2,300 sq. ft. | $10,500–$18,500 |
| Typical (about 5 to 7 in 12) | 1.25 | 2,500 sq. ft. | $11,500–$20,000 |
| Steep (8 in 12 or more) | 1.4 | 2,800 sq. ft. | $12,500–$22,500 |
The math is roof area × $4.50 at the low end and × $8 at the high end: 2,300 sq. ft. gives $10,350–$18,400, 2,500 gives $11,250–$20,000 and 2,800 gives $12,600–$22,400, rounded to the nearest $500. Pitch factors are planning assumptions, not measurements. A roofer measures the real roof.
These examples are illustrations built only from the ranges above. They aren't Brevard survey data or a prediction of your quote, and the place names are only examples of where each choice might come up. Each assumes:
| Example | Assumptions | Estimated range |
|---|---|---|
| Shingle for shingle | Mainland one-story home, for example in Palm Bay or West Melbourne. 2,000 sq. ft. footprint, 2,500 sq. ft. of roof, simple hip roof, architectural shingles | $11,500–$21,000 |
| Impact-rated shingles | Same home, Class 4 shingles | $15,500–$28,500 |
| Shingles to 5V crimp metal | Same home, exposed-fastener metal panels | $18,000–$36,000 |
| Standing seam near the beach | Barrier island home, for example in Satellite Beach or Indialantic. Same size, a few valleys and dormers, standing seam metal | $28,000–$56,000 |
| Tile for tile in an HOA community | Larger home, for example in Viera or Suntree. 2,400 sq. ft. footprint, 3,000 sq. ft. of roof, a few valleys, concrete tile | $30,000–$54,000 |
Decking is the same in every example: 8 sheets × $50 = $400 at the low end and 8 × $130 = $1,040 at the high end.
Totals are rounded to the nearest $500, the same way our calculator rounds. In the HOA example, the association may also limit which tile profiles and colors you can choose.
Use the footprint of everything under the roof, including the garage and covered porches.

Salt air mostly attacks metal: the panels on a metal roof, and the flashing, vents and fasteners on any roof. Our salt-air corrosion guide covers FEMA's advice on fastener metals, the coastal distances manufacturers use and roof edge metal. For a reroof budget, three things matter most.
Many warranties for Galvalume (steel coated with aluminum and zinc) exclude salt-exposed sites, at distances that range from about 400 ft of a marsh to anywhere within a mile of the seacoast, depending on the manufacturer. On the barrier island, in Melbourne Beach, Indialantic, Indian Harbour Beach and Satellite Beach, those distances can decide which panel is covered at all; along the Indian River Lagoon, check whether a warranty's bay or marsh distances apply. Two warranties we read also leave fastener choice to the buyer, call for fasteners to be electrically insulated from the panels and exclude damage caused by fastener contact. Measure your distance to the ocean and the lagoon on an online map and give those numbers to each roofer.
The 9th Edition (2026) of the Florida Building Code takes effect December 31, 2026, according to the Florida Building Commission's work plan. The Commission's summary of changes says it adds a section (1711) setting corrosion-resistance requirements for fasteners and metal connectors and plates within 3,000 ft of a saltwater coastline, with the level set by distance and exposure. A Florida roofing contractors' trade association says there are additional requirements within 300 ft and that, on tile roofs, nails within 3,000 ft must comply. We couldn't confirm whether the section applies to reroofs, or whether building officials will treat the lagoon as a saltwater coastline, so if your permit will be filed around the changeover, ask your building department which edition applies and which fasteners it requires at your address.
Our ranges don't price salt-exposure upgrades, such as a different panel metal, coating or fastener, separately. Ask each roofer to show them on their own line, with the panel, coating, fastener, clip and flashing materials named, and to tell you what the warranty requires of you, including registration.
The installation has to meet the design wind pressures for your home, which depend on the design wind speed at your address and the roof's height, shape and exposure. Brevard County's building code wind speed maps let you pick a risk category (homes generally fall under Risk Category II) and enter an address. Ask each roofer for the product approval number they're quoting and confirm it covers your home's design pressures. Our roof permit guide explains the other upgrades required at reroof and the 25% rule for partial reroofs.
A full roof replacement needs a permit from whichever office covers your address, and the roofing must be done by a licensed roofing contractor or by you as a qualifying owner-builder. The roof-specific points:
Building permits in Brevard County has the full county and city details. The written-request exemption for small single-family jobs under $7,500, available since July 1, 2026, won't cover a full replacement; see the small project permit exemption for how it may apply to small repairs.
HOA rules. If your community has an association, check whether it must approve roof materials and colors. Since July 1, 2026, an HOA can't require a building permit before it reviews your application, so you can apply to both at once. See HOA approval in Florida.
When Hurricane Milton crossed Florida in October 2024, the National Weather Service in Melbourne reported gusts in Brevard generally of 50 to 70 mph, up to about 80 mph near the coast, with downed trees and power lines. After storms like that, roofers and building departments get busy. Brevard County says that after a declared emergency it expects to process permits that skip technical review, such as roof repairs, within three business days.
If you sign a roofing contract within 180 days after a state of emergency is declared for your area, Florida law lets you cancel it within 10 days after signing or before the official start date, whichever comes first. If insurance is involved, read roof insurance claims in Florida before signing anything, and watch for the tactics in hurricane repair scams.
A wind mitigation inspection records the roof features insurers may credit, including the roof covering, deck attachment, roof-to-wall connections, roof shape and secondary water resistance. Book it after the final roof inspection passes, and make sure the inspector uses the revised form (OIR-B1-1802, Rev. 04/26) that applies to inspections from April 1, 2026. Citizens Property Insurance says FORTIFIED Home Roof, Silver and Gold certificates can qualify for specific features on the new form. Credits vary by insurer, so ask your agent what counts before you choose materials.
Our wind mitigation inspection guide explains the form, and our statewide roof cost guide explains Florida's limits on refusing or non-renewing a policy based on roof age alone.
Our Florida planning ranges put architectural shingles at about $4.50–$8 per square foot of roof, installed, with metal at $7–$20 and tile at $9–$21. For a one-story home with 2,000 sq. ft. under the roof, that's roughly $11,500–$21,000 in shingles with a small decking allowance, and more for metal or tile. Two local roofing companies' 2026 guides publish shingle figures that fall within that range. Only a written quote for your roof is reliable.
Yes. Melbourne lists re-roofing among the projects that need a permit, filed through its EnerGov system. Palm Bay requires a reroof permit with product approvals for the roof covering and underlayment, and a recorded Notice of Commencement on jobs over $5,000. In unincorporated Brevard, including Viera, Suntree and Merritt Island, the county issues reroof permits.
It can be, but read the warranty first. Many Galvalume warranties exclude sites near salt water, with distances that range from a few hundred feet of a marsh to a mile from the seacoast, and some leave fastener choice to you. Ask what the panels, coating and fasteners are made of and what the warranty says about your exact address.
Our planning range is $50–$130 per 4 × 8 ft sheet, so every 10 sheets adds about $500–$1,300. Nobody knows how many sheets until the old roof is off. Brevard building departments check the deck before it's covered, so get the per-sheet price and the number of sheets included in the base price in writing.
It can, but it isn't automatic. A new roof installed to current code can improve what a wind mitigation inspection documents, such as roof covering, deck attachment and secondary water resistance. Credits vary by insurer, so ask your agent which features count before you choose materials, and send the inspection report once the roof passes its final inspection.
