Project Costs
How much does a new roof cost in Florida?
What a new roof costs in Florida per square foot and in total, for shingle, metal and tile, plus decking, wind-code upgrades and worked examples.
Project Costs
What a new roof costs in Vero Beach, Sebastian and the Treasure Coast, published local estimates, barrier island cost drivers and local permits.
A full roof replacement in Vero Beach, Sebastian and the rest of the Treasure Coast is priced like anywhere else in Florida: by roof area, material and the condition of the deck underneath. What changes locally is the wind design, the salt air on the barrier island and, in some communities, an architectural review before you can start.
These are our Florida-wide installed ranges per square foot of roof area. Roof area is larger than your home's footprint because of slope and overhangs.
| Item | Estimated range | What affects it |
|---|---|---|
| Architectural asphalt shingles | $4.50–$8per sq. ft. | The most common Florida reroof. A 2,000 sq. ft. roof usually lands around $9,000–$16,000. |
| Impact-rated (Class 4) shingles | $6–$11per sq. ft. | Thicker, tougher shingles. Ask your insurer whether they change your premium before paying extra. |
| Metal, exposed-fastener panels (such as 5V crimp) | $7–$14per sq. ft. | The lower-cost metal option. Exposed screws and washers need checking over the years. |
| Metal, standing seam | $10–$20per sq. ft. | Concealed fasteners and a long service life. Popular on coastal homes. |
| Concrete tile | $9–$16per sq. ft. | Heavy. The roof framing must be able to carry it, which matters when switching from shingles. |
| Clay tile | $12–$21per sq. ft. | Premium look and lifespan. Repairs need matching tiles, so keep some spares. |
Rotted or damaged decking is the most common extra, and nobody knows how much until the old roof is off. Make sure your contract sets a price per sheet.
| Item | Estimated range | What affects it |
|---|---|---|
| Replacing rotted or damaged roof decking | $50–$130per sheet | Priced per 4 × 8 ft sheet of plywood. Usually unknown until the old roof is off, so your contract should state the per-sheet price. |
Local figures we found are published estimates, not quotes, and they don't replace a written bid for your roof.
The per-square-foot figures sit inside our statewide ranges. Project totals depend heavily on roof size, so compare quotes per square (100 sq. ft. of roof) rather than by the total alone. If a quote lands well outside these ranges, ask the roofer to explain what's different about your roof.
Material choice matters more here than the sticker price suggests. Metal and tile cost more upfront, tile is far heavier than shingles, and switching to tile can require an engineer to confirm the framing can carry it. Our guide to the best roofing materials for Florida compares the options.
The Treasure Coast is designed for strong hurricane winds. Sebastian has adopted ultimate design wind speeds of 160 mph for homes (Risk Category II), and Indian River County publishes its own design wind speed maps by risk category. Under the Florida Building Code, any area with a design wind speed of 140 mph or more is in the wind-borne debris region.
That matters at reroof time. In the wind-borne debris region, a site-built single-family home permitted before the Florida Building Code took effect (generally before March 2002), with an insured or just value of $300,000 or more, needs its roof-to-wall connections strengthened during a reroof, limited to work that fits within 15% of the reroof cost. Every reroof also needs a secondary water barrier and deck nailing to current code. Your roofer and building department will tell you what applies to your home.
Homes on the barrier island, whether in Indian River Shores, Orchid, the beachside part of Vero Beach or unincorporated areas, are exposed to salt spray. The cost guide quoted above says marine-grade materials with stainless steel fasteners are essential there, which is part of why it adds 20–30%. Ask every roofer which fasteners, flashing metal and underlayment they plan to use, and get it in writing.
Plywood or plank decking that has rotted or delaminated must be replaced before the new roof goes on. Older homes and roofs with long-running leaks tend to need more of it. A per-sheet price in the contract keeps that surprise predictable.
Many neighborhoods have an architectural review committee that approves roof material and color. In the Town of Orchid, for example, the town says exterior projects need approval from the community association's architectural review committee and recommends getting it before applying for a town permit. Build that time into your schedule. See HOA approval in Florida.
A roof replacement needs a permit from the building department that covers your address. The Indian River County Building Division handles unincorporated areas and the City of Vero Beach through the MyGovernmentOnline portal. Sebastian, Fellsmere, Indian River Shores and Orchid issue their own.
The county's roofing inspection guide requires the approved permit documents and product approval to be on site for inspection, and lets roofing contractors file a sheathing affidavit in place of a sheathing inspection. Owner-builders can't use the affidavit. Our Indian River County permit guide covers each jurisdiction, and the roof permit guide explains the 25% rule.

Florida law stops insurers from refusing to issue or renew a homeowner's policy solely because the roof is less than 15 years old. For older roofs, an inspection showing at least five years of useful life left must be allowed. A new roof can also earn discounts that a wind mitigation inspection documents, such as deck attachment, roof-to-wall connections and the secondary water barrier. Ask your agent which features count before you choose materials.
If a storm claim is paying for the roof, read roof insurance claims in Florida first. It explains your right to cancel some roofing contracts signed after a declared emergency.
Use the footprint of everything under the roof, including the garage and covered porches.

Our statewide planning ranges run about $4.50–$8 per square foot of roof for architectural shingles, $10–$20 for standing seam metal and $9–$16 for concrete tile, installed. One roofing cost guide's 2026 Vero Beach page puts a typical coastal-grade home at $12,000–$28,000. Your quote depends on roof size, material, decking condition and code work, so get written, itemized bids.
Usually. The same cost guide adds 20–30% for barrier island installations and says marine-grade materials with stainless steel fasteners are essential there because of salt spray and direct Atlantic exposure. Ask each roofer what fasteners and flashing metal they plan to use.

It can. A new roof often improves what a wind mitigation inspection can credit, such as roof covering, deck attachment and the secondary water barrier. Ask your agent which features earn discounts before you choose materials.
