What a new deck costs in Florida per square foot and all-in, for pressure-treated, composite and PVC decking, with railings, stairs, permits and examples.

The short answer

  • Most new decks in Florida cost roughly $25–$45 per sq. ft. in pressure-treated wood and $40–$75 per sq. ft. in composite, before railings and stairs.
  • A typical raised 12 × 16 ft pressure-treated deck with 40 ft of aluminum railing and four steps usually lands around $7,400–$15,000. The same deck in composite is closer to $10,500–$21,000.
  • In Florida, sun, humidity and termites matter more than frost. Material choice and maintenance drive long-term cost.
  • Raised or attached decks usually need a permit. Coastal homes may need extra hurricane connectors.

Decks are less common in Florida than in colder states, because many homes sit on a slab close to the ground and pavers fill the same role. But on raised homes, waterfront lots, sloped yards and second-story living areas, a deck is often the best option. Here's what it costs.

Deck cost per square foot in Florida

Deck builders usually quote per square foot of deck surface, with railings, stairs and extras priced separately. Published Florida-specific deck pricing is thinner than for roofs or windows, so these ranges lean on national cost guides and are best confirmed with local quotes. For dated Melbourne and Brevard County prices, see deck costs in Brevard County.

Installed deck cost by decking material (per sq. ft. of deck; framing, footings and decking included, railings and stairs extra)
ItemEstimated rangeWhat affects it
Pressure-treated wood$25–$45per sq. ft.Lowest upfront cost. Florida's sun, rain and termites make cleaning and sealing important.
Composite (capped)$40–$75per sq. ft.Wood-plastic boards over a pressure-treated frame. Lighter colors stay cooler in the sun.
PVC / premium cellular decking$50–$90per sq. ft.The least maintenance and the highest cost. Usually installed over a pressure-treated frame.

Small decks cost more per square foot than large ones, because footings, ledger connections, stairs and the permit don't shrink with the deck.

Railings, stairs and other costs

Installed deck railing cost (per linear foot)
ItemEstimated rangeWhat affects it
Pressure-treated wood railing$30–$70per lin. ft.Simple picket designs cost least.
Aluminum or composite railing system$50–$120per lin. ft.Powder-coated aluminum resists rust and suits coastal homes. Price depends on the product line.
Estimates in US dollars, installed, typical of Florida pricing. Not a quote. Ranges reviewed October 11, 2026.
Other common deck costs
ItemEstimated rangeWhat affects it
Stairs (per step, about 4 ft wide)$150–$400per stepIncludes stringers and treads. Landings, wide stairs and composite treads cost more.
Removing and disposing of an old deck$500–$2,500per deckHigher for large or raised decks, concrete footings or awkward access.
Estimates in US dollars, installed, typical of Florida pricing. Not a quote. Ranges reviewed October 11, 2026.

What drives the price

  • Height. Taller decks need bigger posts, bracing, guards and more stairs. Second-story decks take more labor and safety equipment.
  • Footings and connections. Florida decks don't need frost-depth footings, but they do need to resist uplift and lateral wind loads. Coastal homes in the wind-borne debris region may need more hurricane straps and connectors.
  • Rot and termites. Use lumber rated for ground contact where required, and keep wood off the soil. Fasteners and connectors near salt water should be stainless steel or heavily coated.
  • Access. Narrow side yards, pool cages and landscaping slow material delivery.
  • Removing an old deck. Removal and disposal is usually a separate line item.
  • Design details. Angles, curves, picture-frame borders, multiple levels and hidden fasteners add labor.

Pressure-treated, composite or PVC?

Pressure-treated wood costs least upfront but needs regular cleaning and sealing in Florida's sun and rain. Composite and PVC cost more but need far less upkeep and won't rot. We compare them in composite vs. wood decking. On a flat lot, compare a deck with a paver patio, and consider adding shade with a pergola.

Permits

Raised decks and decks attached to the house usually need a permit, while small, low, freestanding platforms are sometimes exempt. Rules vary by county and city; see our deck permit guide, or for the Space Coast, deck, patio and pergola permits in Brevard County.

Getting accurate deck quotes

Send each builder the same information: rough dimensions, the height of the door threshold above the ground, photos of the yard and access route, your preferred decking and railing, and whether an old deck has to come out. Ask for an itemized quote listing footings, framing lumber, connectors, decking product, railing system, stairs, permit and drawings, disposal and the payment schedule. Then follow our guide to hiring a contractor in Florida.

Frequently asked questions

Is a deck or a paver patio better in Florida?

On a flat lot, a paver patio is usually lower-maintenance and similar in price. Decks make sense when the back door is well above the yard, on sloped or waterfront lots, or where you want to build over uneven ground.

How long does it take to build a deck?

Most backyard decks take a few days to a couple of weeks of on-site work once the permit and materials are ready. Waiting for the permit and inspections often takes longer than the build.

Does composite decking get too hot in Florida?

Composite and PVC boards can get hot in full sun, especially dark colors. Lighter colors, shade from a pergola or roof, and products designed to run cooler help. Ask to see samples that have been sitting in the sun.

Why do deck quotes vary so much?

Quotes differ in framing size, footing type, fasteners and hurricane connectors, railing system, stair design and whether permits and cleanup are included. Ask each builder for an itemized quote so you're comparing the same deck.
